Now’s the time to start personalizing your home. Your community sales team will provide you with the options for structural layout changes and exterior finishes for your home.

Your Caivan Associate is your one point of contact for all things Caivan. You’ll get to know each other well, from your first Design Studio appointment through to your move-in day.

Determine construction details and features

At this virtual appointment, your Associate will help you choose items such as:
Kitchen layouts | Interior stairs | Railings | Interior doors | Walk-in shower and glass enclosures | Sink options | Fireplace options (if applicable) | Window operators

Customize mechanical and electrical

At your second virtual appointment, you will cover details such as:
Electrical | Telecommunications | Home theater | Smart Home Heating, Ventilation, and Air conditioning | Plumbing rough-ins | Garage options (doors and openers)

Select colors and finishes

This in-person meeting takes place in the Design Studio, where you’ll work with your Caivan Associate to add the personalized touches to your home.
Interior trim | Flooring (tiles, hardwood, carpets) | Cabinetry colours & options (soft-closing drawers, interior hardware, open shelving) | Backsplashes | Countertops & plumbing hardware | Hood fan & appliances (if applicable)

Pre-drywall presentation

This is your mid-construction peak at your new home. Your Associate will share a walk-through photo presentation of the progress. This takes place after your home is framed, the roof is on, and the insulation is installed.

pre-delivery inspection

See your home for the first time at this in-person visit with your Service Manager. At this exciting walk-through appointment, you’ll get acquainted with all the features and functions in your new home.

What do I need to buy a new home?

You’ll need to provide your first deposit, a copy of your identification, and your contact details including phone and email.
Where do I get pricing for a new home?

Our website outlines the current availability in each community and includes pricing information. Register with us for updates and future releases.
How do I choose my preferred lot?

Review the site plan and let us know your first, second, and third choices. Be sure to register with us to be the first to know about new releases and community launches.
What is a conditional period?

Once you have signed a contract with Caivan, there is a conditional period during which you can review and make changes to the agreement. Although it is not required, we recommend you review your contract with a lawyer.
What is a Tentative Closing Date?

When we sign the contract together, we estimate the closing date for your new home. This date may need to shift due to unforeseen circumstances, and we will keep you informed if this is the case with your new home.
Can I make changes to my contract?

Yes. There is a conditional period during which you can make changes. Once the period is over, no changes can be made.
Does the purchase price include taxes?

Yes, the price includes all applicable sales tax.
What is included in my new home?

Your new home price includes dozens of features and finishes. Please refer to Schedule C in your agreement for a detailed list. Upgrades are priced separately.
When will I get pricing for upgrades?

Your designated Caivan Associate can provide you with detailed pricing for upgrades during the design selection process.
Do I have to rent my hot water system?

Your new home includes a rental hot water system. You may choose to purchase the system outright after your closing date.
Can I make layout changes to my home?

Our team has designed a wide variety of choices for each model of home. The sales team will contact you shortly after your contract is signed to review the options with you.
Can I upgrade to a full brick exterior?

Each model has several exterior design package options; some of them include brick or stone finishes. Your sales associate can confirm if this is an option for your home.
When will my design studio appointments happen?

Design Studio appointments are typically booked a few months before construction begins.
Do I need a lawyer to review my APS?

Although it’s not required, we recommend that you review the details of your contract with a lawyer during the conditional period of the agreement.
